When is it time to replace my roof?

Here are several key signs that indicate roof replacement is in order, such as: You have wet spots in your roof, attic, or crawl space. The chimney masonry is cracked. The shingle is curled, bent, missing, or broken. Your shingles will swell. Shingles ages badly and lacks grains. When you walk on the roof, you notice signs of rotting of the roof, such as a spongy feeling. There is water backup in your eaves. Your flashing is damaged or completely compromised.

How can I know if I have a roof leak?

If you don't notice damage to your roof before a leak occurs, there are several ways to detect water intrusion. If possible, go into the attic and check the wood framing for signs of moisture, such as dark spots or rot. You can also look at the insulation to see if it is matted, wet, or worn. All can indicate a roof leak. You can also walk around your home during and after heavy rains and check your roof and walls for stains, bulges, or drips.
