4 Signs Your Roof Is Reaching The End Of Its Lifespan

1. Granules are missing

Asphalt shingles are made from asphalt-impregnated base materials such as paper or wood fiber and contain a thin layer of finely crushed stone or ceramic granules to protect the shingles from sun, rain, and snow. If this layer disappears, the shingles quickly deteriorate and lose their ability to withstand environmental stress.

The absence of granules is a sign that the shingles need to be replaced. You can visually inspect your roof for hail loss while standing on a ladder, or check the condition of your shingles from the ground with binoculars. Noticeable bald spots are a sign that your roof is damaged and needs to be replaced.

In addition, you can also look inside the gutters or under the roof drip line for signs of hail buildup. Roofing granules resemble sand, so differentiating between the two can be difficult and requires the help of a roofing professional.

 

2. Damaged or missing tiles

Another sign that your roof may need to be replaced is damaged shingles. Such damage may include shingles with sharp edges that do not lie flat against the roof surface or may cause shingles to split or tear. In this condition, the shingles are likely to dry out and will not last long in the sun and rain.

Missing shingles are a sign that your roof is nearing the end of its useful life. While a missing shingle may seem minor, the reality is that a small crack can let water in and damage your home. Old, dry shingles often tear where they are nailed to the ceiling, so shingle loss is a major problem.

 

3. Water seeps

Even if your roof looks normal from many angles, the presence of one or more leaks is a sign of a roof problem. Leaks can occur when shingles are no longer securely attached to the roof and water gets into gaps, cracks, and other spaces around the nails.

If you notice points of light, you can reasonably assume that water was already there; it’s only a matter of time before leaks damage your home.

 

4. Growth of moss or algae

Another possible sign that your shingles need replacing is the presence of live moss or algae on your roof. Although shingles can tolerate some growth, too much will destroy the fibers within the shingles and render them unusable.
